The meeting of the City of Champaign Planning Commission was called to order, and the roll call confirmed a quorum. Mia Trevino presented the case PL 25-17, which involves rezoning a portion of 111 East Clark from MF Univ Multifamily University to CB1 Central Business Urban Fringe District. The property, owned by the city and adjacent to 106 East Clark, is planned to be combined with the privately owned 106 East Clark to create a lot suitable for development. The rezoning aims to match the zoning of the adjacent property and make the lot developable.
A commission member inquired whether a developer using the property for multifamily dwelling would face more hurdles if the property was zoned MF Univ initially. The staff clarified that rezoning would allow more development flexibility and there would be no additional hurdles as the provisional use category does not apply due to the property's location.
The public hearing was closed following a unanimous vote. The commission then discussed the rezoning case, with a member sharing an anecdote about his young nephew's understanding of the situation, which humorously supported the rezoning. The commission voted unanimously to recommend approval of the rezoning, which will be forwarded to the City Council.
After confirming there was no further business to discuss, a motion to adjourn the meeting was made and seconded. The meeting was officially adjourned following a unanimous vote, concluding the proceedings of the City of Champaign Planning Commission on that day.
